1. Booking Amount is part of the quotation and not an additional Cost
2. All prices above are excluding GST. If the GST Bill needed additional 18% would be charged.
3. This is the cost quoted as per 2023 Market price. Any change in material cost shall be taken care of by the client. labor cost is fixed and is a SuKa construction guarantee on NO price escalation in our work.
4. Payment must always be made before the start of the work. We do not entertain payment post completion of work.
5. We offer stage wise payments and would be decided by the company as per the work module.
6. All the materials chosen are attached below. The same would be executed Any change in the requirements or design would be charged additional accordingly.
7. We do not provide a separate bill/ invoice for labor works. Payment plans must be followed by the client on time. Any delay in the payment would impact the execution time frame and the client is responsible for it.
8. Regular work updates would be shared on the WhatsApp company created group. We do not entertain private conversations individually with any clients. Any promises/discounts without the approval of Mr. Varun Gowda- Proprietor is NOT VALID.
9. Any cash transaction is to be made to Mr. Varun Gowda- Proprietor only. Any transactions made without a GST bill we request the client to make the payment to the account shared by Mr. Varun Gowda.
10. We do not allow corrections in the designs post the work start. However, any changes in the design and work must be discussed in advance and if any/all changes in the additional cost should be taken care of by the client.
11. SuKa Construction & Interiors offers both in-house (labor contract) and sub-contracting work. However, the agreement is unilateral and we take 100% responsibility for the quality of work and execution.
12. Every transaction is made to the company, we share a payment confirmation voucher within 24-48 hrs. once the amount is credited/received by us.
13. We do not promise on Zero-Delay. However, we do acknowledge the work time frame and work according to the deadline. Any delay in the work completion would be informed in advance with the client.
14. Steel & Cement prices are NOT Fixed and any change in the cost would impact the pricing charged to you.
15. Any and all designs shared are confidential and we do not share our client with any external sources.
16. We have in-house design, planning & Vaastu experts. We offer end to end construction services to all our clients. We charge 1 Lac for all designs & drawings.
17. Soil Testing, Digital survey, 3D Walk-through videos, And All GFC drawings are included in the pricing.
18. We offer Pet Home Construction & Eco-Friendly- in house garden services and would offer 5% OFF on any and all quotations.

20. We do not work on Sundays. Any and all construction and interior work would be paused on Sundays. No work update would be shared on this day. On Any Standard Government holidays, We work on a 50% manpower ratio and would request the client to accept and consider any delay or no work or slow work process.
21.The minimum booking amount to start the work is 1,00,000 INR (Rupees One Lakh Only)- We offer complete designs 2D, Structural Design, & 3D Render only). This cost is exclusive of GST. Any lower booking amount can be paid only post the discussion and approval by Varun Gowda- Proprietor.
22. SuKa Construction has the right to terminate the project if the client misses the scheduled payments repeatedly. if the client uses unparliamentary languages with our team, if the client involves third-party vendors without informing the company (SuKa). In such cases, a cancellation fee of 3% would be charged additional and if any refund left would be paid within 10-15 business days.
23. We offer Loan assistance and do not guarantee it.
24. Please ensure every document received/shared by SuKa is with the company seal and Mr Varun Gowda's Proprietor seal and signature. Any paper shared without a signature and stamp is not valid.
25. We do not share bills for any purchases or workmanship. Cost break up is not given. Any bills given to clients will be of SuKa receipts only. GST is applicable.
26. We do not share vendor numbers or details. Any materials selected, sample PDFs will be shared and/or sample pieces will be given as per availability. Selection process might impact work execution and is not included in the handover time frame.
27. There are times we do face delays from vendors and mastery end due to non-availability. At times, we do our best to find alternate options. But, any delays occur due to this is not part of the time line and won’t impact the handover clauses.
Cancellation Policy
1. Design Fee is non-refundable and the price is excluding GST.
2. If the client makes a payment of 25% post the agreement signing and wishes to cancel or terminate the project for any reason, we would be deducting the cost of the work executed till date (including labor,transportation, materials cost), with cancellation fee of 12% will be charged and the balance amount, if any would be refunded within 15 working days. Any pending payment and cancellation fee from the client side must be cleared in 7 working days.
3. Cancellation or termination of the project must be informed to us prior via email. And post review from both parties termination/ cancellation is made. Please note cancellation fee is applicable for any stage. Percentage of fee varies for each stage of work.
4. Cancellation post agreement at any stage of the construction, the company would be calculating the total work completed, materials purchased, labor cost, transportation and all and every expense related to the project would be deducted and the balance amount (if any) would be refunded within 15 working days. If any money to be paid by the client must be paid off before the termination of the project. Along with the pending payment cancellation fee is to be cleared as per SuKa T&Cs.
5. SuKa, offers financial support before the loan approval. If a client uses this benefit and fails to repay the amount to the company within the given deadline, the company has the right to sue the client and also collect the entire amount + 18% interest rate on the amount landed by the company to the client for construction. An additional GST of 18% would also be charged and to be paid by the client.
6. If a client fails to make the stage wise payment repeatedly (fails more than twice or delayed payment more than twice), then the company (SuKa Construction & Interiors) has the right to terminate the project without any prior notice and any expenses incurred should be taken by the client.
7. We accept Cash, NEFT, Online Payments- Phonepe, GPay, Paytm, UPI Payments, card payments using POS machines- additional fee and 18% GST is charged extra as per RBI Guidelines. We do not accept cheques
8. SuKa Construction & Interiors is a sole proprietorship organisation and all bills will be shared under the company name only. If the GST bill needed 18% GST cost is additional and must be paid by the client.
9. Steel and Cement price is not fixed in our quotation. Greater than 5% escalation or depression in the cost would impact the quotation shared by us.
10. We have trademarked "Dozen Reasons to choose SuKa". Anyone or company tries to copy or replicate would be legally used.
11. If a client reduces the scope of work or agreed project specifications and value, post the start of the project, additional cost is applicable. Any increase in the scope of work post work start will be reviewed both structurally and budget wise and necessary cost will be applicable accordingly by the company. Project specifications and wallet money will be revised accordingly.
